Building a real estate agent website in Maharashtra

By Exovio · Updated

A real estate agent’s website has two jobs. It has to make listings easy to browse and enquire about, and every listing page has to meet MahaRERA’s advertising requirements. Building those requirements into the structure of the site is easier and safer than checking them by hand on each listing.

This guide is not legal advice. MahaRERA updates its orders, so confirm the current requirements on the MahaRERA website or with your adviser before launch.

Treat every listing page as an advertisement

Under the Real Estate (Regulation and Development) Act, 2016 and the Maharashtra rules made under it, a registered agent quotes their own MahaRERA agent registration number and the project’s registration number in advertisements and marketing material. MahaRERA’s Order 46/2023 introduced project QR-code requirements for promotions, and Order 46B/2023 dated 21 August 2023 extended directions to registered agents. The official Pune decision linked below applies these requirements to a website advertisement.

MahaRERA decisions also address the visibility and placement of registration details and QR codes. Have the responsible agent or adviser confirm the current order and exact display specification before approving a listing template; a generic footer is not a substitute for that review.

On a website, that means:

  • Your agent registration number in the header or footer of every page
  • Each listing’s project registration number and QR code near the top of the listing, not in a footnote
  • The MahaRERA website address shown with them
  • The same details on any listing image you share on WhatsApp or social media

The position can differ for resale homes and older projects that were never registered. Confirm what applies before you publish those listings.

Make compliance part of the content model

If listings are entered through a CMS, make the project registration number and QR code required fields for every registered-project listing. The template then places them in the same position on every page, at a size nobody can shrink while entering content. A validation rule that blocks publishing without them is cheaper than a penalty.

Use the QR code image that MahaRERA issues for the project rather than generating your own, so it opens the official project page.

Listings people can filter

Buyers browse by a handful of fields. Structure each listing so it can be filtered and compared:

  • Locality and city
  • Configuration: 1, 2 or 3 BHK, plot or commercial
  • Carpet area, the measure RERA uses, with any other area clearly labelled
  • Price, or “price on request”
  • Possession status and expected possession date
  • Project name, developer and amenities
  • Photographs, floor plans and a map

Consistent fields also let you add structured data and build locality pages later without retyping anything.

Locality pages that deserve to rank

People search by area, for example “2 BHK flats on Wardha Road, Nagpur”. A locality page can rank for searches like that when it lists real, current inventory and adds useful context: connectivity, schools nearby, typical configurations and the price ranges you have actually seen. A page with no listings and a paragraph of generic text will not, and Google’s spam policies treat batches of near-identical city pages as doorway pages.

Pair the website with a complete Google Business Profile, accurate service areas and genuine reviews. Keep your business name, address and phone number identical everywhere they appear.

Enquiry and site-visit booking

Most visitors contact you from a listing, so put the form on the listing and pre-fill the property they are asking about. Ask only what helps the first call:

  • Name and phone number
  • Budget range and configuration
  • When they plan to buy
  • Whether they need a home loan
  • A preferred time for a site visit

Offer WhatsApp click-to-chat with a pre-filled message that includes the listing reference, so you know which property they mean. Tell people how you will use their details and ask before adding them to broadcast lists.

Response time matters more than form design. Send enquiries to your phone, not only to an inbox.

Keep listings current

Sold or withdrawn listings should not stay live as if they were available. If a sold listing still gets visits, mark it as sold for a short period, then remove it or redirect it to the relevant project or locality page. Review prices and possession dates on a fixed schedule. Out-of-date listings waste your time on calls and weaken trust in everything else on the site.

A checklist before launch

  • Agent registration number on every page
  • Project registration number, QR code and MahaRERA website address on every registered-project listing
  • Required CMS fields and a fixed position for them in the listing template
  • Filters for locality, configuration, carpet area, price and possession
  • An enquiry form and WhatsApp link that carry the listing reference
  • A Google Business Profile that matches the website
  • A schedule for reviewing listings
